Fresno Introduction

Fresno, the county seat of Fresno County, is located in California's Central Valley. It is approximately 2.75 hours southeast of San Jose, and 3.5 hours north of Los Angeles. It is the sixth largest city in the State of California. 2005 US Census estimates place the population of Fresno at slightly over 475,000 people. Since 2000, the population of Fresno has grown by about 50,000 people.

Fresno Neighborhoods

Some of Fresno's more notable neighborhoods include:

  • Downtown - Downtown Fresno has been the subject of revitalization efforts lately where many building have been demolished and replaced. The Fulton Mall and Chinatown areas of downtown still retain many of their historic buildings and architecture.
  • Sunnyside - Sunnyside is one of Fresno's historically affluent areas that is now considered less affluent than other parts of Fresno.
  • Old Fig Garden - On the Northern part of Fresno, the Old Fig Garden is an historic community that is considered to be one of Fresno's most prestigious neighborhoods.
  • Tower District - The Tower District is a culturally diverse area that is home to shops, homes, restaurants, and nightclubs.
  • Huntington Boulevard - Huntington Boulevard features homes from the early 20th century. It is also home to what is reputedly the nation's tallest living Christmas Tree. Huntington Boulevard is within walking distance of downtown.
  • Van Ness Extension - The Van Ness Extension is home to Fresno's most expensive estates and many historic homes.
  • Kearney Boulevard - Kearney Boulevard features early 20th century homes.
  • Sierra Sky Park - Sierra Sky Park was the nation's first planned aviation community.

Fresno Real Estate

As of 2005, there were 266,687 housing units in Fresno according to US Census estimates. 94.3% of Fresno's homes were occupied, with 50.2% being owner occupied. The Fresno owner occupancy rate is below the national average, which was 66.9% in 2005.

52% of Fresno's homes were built before 1980, but only a small number (7%) were built prior to 1940. 17.5% were built in the 1980s, 18.5% were built in the 1990s, and 5% have been built since 2000. Also in that same time period, 76.7% of Fresno's owner occupied homes had a mortgage. A quarter (25.4%) of Fresno's owner occupied homes also had a second mortgage and/or a home equity line.

While Fresno's reliance on agriculture has declined over the past few decades, agriculture still accounts for approximately 20% of Fresno employment. Behind agriculture, major sectors of the Fresno economy include:
