Oceanside Introduction

As its name would imply, Oceanside is located on the coast in Southern California. It is in San Diego County an hour and twenty five minutes southeast of Los Angeles, and forty minutes north of San Diego. Oceanside abuts Camp Pendleton Marine base to the north.

Oceanside is the third largest city in San Diego County. 2005 US Census estimates place the population of Oceanside at approximately 162,000 people. That is relatively unchanged from the 2000 census, but projections place Oceanside's population at over 200,000 by 2010.

Oceanside Neighborhoods

The beach and old downtown area of Oceanside consists of a mix of apartments, condos, homes, and mobile homes. The homes and condos on the beach are more expensive. As you move east, you find homes from the 1960s and 1970s. Still further east, you will find spacious, well-appointed tract homes.

Oceanside Real Estate

In 2005 there were 62,974 housing units in Oceanside. 65% of these were owner occupied, which is nearly the same as the national average. 6.9% of Oceanside's housing is unoccupied or vacant, which was better than the national average (10.8%).

49% of Oceanside's housing was built prior to 1980, but only 1.3% was built prior to 1940. The rest of Oceanside's housing is relatively young ith 26.5% built in the 1980s, 17.2% built in the 1990s, and 7.4% built since the turn of the century. 73.3% of Oceanside homes have 4 to 7 rooms. 63.1% have 2 to 3 bedrooms. Only 13.6% have 8 or more rooms, but nearly a quarter (24%) have 4 or more bedrooms. Two thirds of these homes are heated by utility gas (78.9%). Most of the rest are heated by electricity.

The median value of an Oceanside house in 2005 was $500,500, well above the national average of $167,500. Oceanside homes have also increased in value from 2000 when the median value was $195,800.

Oceanside is currently considered to be a "hot" city from a real estate standpoint. Average house selling prices range from $289,000 to $519,000 for a 1 bedroom to a 4 bedroom as of the end of 2006. The average selling price for all of Oceanside was $448,000 at the end of 2006.

Owner costs for an Oceanside home ran about 1,912 per month as of 2005. This is well above the national average. 75.2% of the owner occupied homes in Oceanside had a mortgage in 2005. In addition, 28.6% also had second mortgage and/or home equity line of credit (HELOC) in addition to their first mortgage.

Oceanside Property Taxes

The median real estate tax bill for an owner occupied home in Oceanside as of 2005 was $2,425. Oceanside property tax assessments are handled by the San Diego County Assessor/Recorder/County Clerk's Office. The taxes are collected by the San Diego County Treasurer - Tax Collector.

Oceanside Schools

Several school districts serve Oceanside, including: the Oceanside Unified School District, the Vista Unified School District, the Bonsall Union School District, and the Carlsbad Unified School District. The Oceanside Unified School District provides K-12 education to over 20,000 students in 25 schools. Two of Oceanside Unified School District's schools have been honored as a Blue Ribbon School by the United States Department of Education (USDOE). In addition, since 2000, 12 of the District's schools have also been recognized with Distinguished School Awards from the California School Recognition Program.

Oceanside Economy

As you might expect for a city located so close to the largest Marine base in the United States, the military has a significant influence on the Oceanside economy. Oceanside also has over 3,000 large and small businesses located in the city. According to the Oceanside Chamber of Commerce, the largest employers in Oceanside are: the City of Oceanside, Genentech, Harry Singh & Sons, Hydranautics, Mira Costa college, the North County Times, the North County Transit District, the Oceanside Unified School District, the San Diego Auto Auction, and the Tri-City Medical Center.

2005 United States Census figures place median family income in Oceanside at $66,929, well above the 2005 national average of $55,832.
