Riverside Introduction

Riverside, the county seat of Riverside County, is located in what is referred to as the "Inland Empire" part of Southern California. It is the largest city in the Inland Empire, and the twelfth largest city in California. Riverside is approximately one hour east of Los Angeles. According to 2005 US Census estimates, the population of Riverside is just under 300,000 people. This represents an increase of aproximately 40,000 people from the 2000 census.

Riverside Neighborhoods

Riverside has received recognition as one of America's "most livable" cities from (see: Most Livable: Riverside, CA) from Partners for Livable Communities. Riverside divides itself into 26 "Neighborhoods" or community planning areas (see: The City of Riverside's Neighborhoods). Some of the more notable include:

  • Arlington Heights - Arlington Heights has one of the lowest population densities in Riverside. Half of the homes were built from 1960 to 1980 and most are multi-acre residences.
  • Alessandro Heights - Alessandro Heights is a single-family residential neighborhood. The largest homes, highest property values and highest income levels are all found in this small part of Riverside.
  • Downtown - Downtown is a mix of low-density residential, high-density apartments, small commercial buildings, and large industrial sites. Nearly a quarter of downtown is devoted to natural open space.
  • Hawarden Hills - Hawarden is a single-family residential development made up of mid-sized and estate lots. It has the second highest average property values and income levels in Riverside.
  • Mission Grove - Mission Grove is a planned residential community centered around a large commercial center.
  • Orangecrest - Orangecrest was largely built up in the 1980’s and early 1990’s with some additional building in the last few years so all of the homes are relatively new.

Riverside Real Estate

As of 2005, there were 98,016 housing units in the City of Riverside (according to the US Census Bureau). 95.3% of these were occupied, which is an occupancy rate above the national average. 56.1% of these were owner occupied, which was below the national average of 66.2%.

Approximately a third (33.2%) of Riverside homes were built in the 1960s and 1970s. Nearly another third (31.9%) were built prior to 1960. 15.9% of Riverside homes were built in the 1980s, 10.8% were built in the 1990s, and 8.4% have been built since Y2K. Almost two fifths (38.4%) of these homes have 4 to five rooms, nearly 30% have 6 or 7 rooms, and 12.3% have more rooms. 2 to 3 bedrooms is most common in Riverside (59.0%), but nearly a quarter (22.9%) of homes have more.

71.2% of Riverside housing units are heated by utility gas. Most of the remainder (26.4%) are heated by electricity. Only 1.5% of Riverside housing units are unheated.

By Southern California standards, Riverside homes are relatively affordable. They are, however, significantly more expensive than the national average median house price. In 2005, the median value for an owner occupied home in Riverside was $369,900, which was a little over twice the national average of $167,500. Riverside homes have more than doubled in price from the 2000 census when the median price was $138,500. By the fourth quarter of 2006, the median price of home in Riverside had risen to $406,400 according to the National Association of Realtors.

In 2005, the median monthly owner costs for a home in Riverside were $1,634, which was above the national average of $1,295 at that time. 79.4% of Riverside's owner occupied homes had a mortgage in 2005. 28.1% also had a second mortgage, a home equity line, or both.

Riverside Property Taxes

In 2005, the median property tax bill for a Riverside owner occupied home was $1,817. The Riverside County Treasurer - Tax Collector is responsible for collecting the property taxes in Riverside. The Riverside Assessor-County Clerk-Recorder is responsible property assessments in Riverside.

Riverside Schools

The City of Riverside is served by the Riverside Unified School District (RUSD). The Riverside Unified School District serves approximately 42,000 students in 29 elementary schools, 1 special education pre-school, 6 middle schools (grades 7-8), 5 high schools (grades 9-12), 2 continuation high schools, and 2 alternative schools. RUSD is the fourteenth largest school district in California. Since 2000, fourteen of RUSD's schools have received Distinguished School Award recognition through the California School Recognition Program.

Several colleges and universities are also located in Riverside, including California Baptist University, La Sierra University, Riverside Community College, and University of California, Riverside.

Riverside Economy

Agriculture was long the driver of the Riverside economy. Riverside has moved beyond its agricultural roots and now government, education, manufacturing, and retail are major forces in the Riverside Economy. The largest sectors of the Riverside economy from an employment standpoint are: trade, transportation and utilities; government; professional and business services; manufacturing; construction and mining; and educational and health services. Riverside's largest employers include: the City of Riverside, Kaiser Permanente, Pacific Bell, the Riverside Unified School District, and the University of California at Riverside.

In 2005, the median family income in Riverside, California was $57,913. This was above the national average at that time ($55,832).
