Riverside Introduction
Riverside, the county seat of Riverside County, is located in what is referred to as the "Inland Empire" part of Southern California. It is the largest city in the Inland Empire, and the twelfth largest city in California. Riverside is approximately one hour east of Los Angeles. According to 2005 US Census estimates, the population of Riverside is just under 300,000 people. This represents an increase of aproximately 40,000 people from the 2000 census.

Riverside Real Estate
As of 2005, there were 98,016 housing units in the City of Riverside (according to the US Census Bureau). 95.3% of these were occupied, which is an occupancy rate above the national average. 56.1% of these were owner occupied, which was below the national average of 66.2%.
Approximately a third (33.2%) of Riverside homes were built in the 1960s and 1970s. Nearly another third (31.9%) were built prior to 1960. 15.9% of Riverside homes were built in the 1980s, 10.8% were built in the 1990s, and 8.4% have been built since Y2K. Almost two fifths (38.4%) of these homes have 4 to five rooms, nearly 30% have 6 or 7 rooms, and 12.3% have more rooms. 2 to 3 bedrooms is most common in Riverside (59.0%), but nearly a quarter (22.9%) of homes have more.

Riverside Schools
The City of Riverside is served by the Riverside Unified School District (RUSD). The Riverside Unified School District serves approximately 42,000 students in 29 elementary schools, 1 special education pre-school, 6 middle schools (grades 7-8), 5 high schools (grades 9-12), 2 continuation high schools, and 2 alternative schools. RUSD is the fourteenth largest school district in California. Since 2000, fourteen of RUSD's schools have received Distinguished School Award recognition through the California School Recognition Program.
Several colleges and universities are also located in Riverside, including California Baptist University, La Sierra University, Riverside Community College, and University of California, Riverside.
Riverside Economy
Agriculture was long the driver of the Riverside economy. Riverside has moved beyond its agricultural roots and now government, education, manufacturing, and retail are major forces in the Riverside Economy. The largest sectors of the Riverside economy from an employment standpoint are: trade, transportation and utilities; government; professional and business services; manufacturing; construction and mining; and educational and health services. Riverside's largest employers include: the City of Riverside, Kaiser Permanente, Pacific Bell, the Riverside Unified School District, and the University of California at Riverside.
In 2005, the median family income in Riverside, California was $57,913. This was above the national average at that time ($55,832).
